Every quote that lands in your inbox will carry a manufacturer name on it. Here is how to read past the logo fog and check the three things that actually travel with the window.

Homeowners gathering bids around the Orlando metro tend to see the same handful of manufacturer names on estimates and spec sheets: Simonton, PGT, Custom Window Systems, the Andersen 100 and 200 series, and MI Windows and Doors. That is a list of names present in this market, nothing more. We publish no ratings, no scores, and no performance claims about any of them, because we have not verified manufacturer literature ourselves.

One ownership change is worth knowing, because it explains why two familiar names now sit under one roof. Window Nation announced its acquisition of NewSouth Window Solutions from MITER Brands on September 15, 2025, a deal the release says strengthens its Florida presence alongside its ARMORVUE brand (PR Newswire, September 15, 2025). Retail brands consolidate. The window in your wall does not change when the letterhead does.

01 · The approval

Florida Product Approval

Florida runs a statewide product approval system, and Orange County sits outside the High Velocity Hurricane Zone, so Florida Product Approval governs here rather than Miami Dade approvals (WindLoad Solutions, Orlando requirements page). Approval attaches to a product, not to a company. Ask for the approval number covering the exact unit going into your exact opening, and ask how it matches the size and configuration on the order.

02 · The install

Anchoring and the inspection

An approved unit still has to be fastened, flashed, and sealed the way its instructions require. Central Florida cities treat this as permitted work. Ocoee states plainly that window and door permits are required for the replacement of all exterior doors and windows, and Oviedo, Sanford, and Altamonte Springs list window replacement among their permit types. That closing inspection is your one independent look at the workmanship.

03 · The paper

The warranty document itself

Read the warranty document before you sign, not the salesperson's summary of it. Look for who honors each part, whether labor is covered or only parts, what transfers if you sell, and what voids coverage. A sales sheet is marketing. The warranty text is the version a company has to stand behind.

Which window brand is best in Orlando?

We will not name one, and any site that names one without showing its work is guessing at your house. Three things decide how a window performs for you: the Florida Product Approval covering the exact unit going into your exact opening, the installation and the permit inspection that closes it out, and the written warranty document you can actually enforce. A well approved, well installed, well warranted window from a name you have never heard of beats a famous badge fastened in badly. Compare those three items across your quotes instead of comparing logos.

Are brand name windows better than builder grade windows?

Builder grade usually describes the price tier a window was specified into, not a separate class of manufacturer, and the same manufacturer name can appear across more than one price tier. So the label tells you very little on its own. Ask which product line and series is being ordered, ask for the Florida Product Approval covering it, and read the warranty for that line. Those answers are comparable between bids. The words brand name and builder grade are not.

Who decides which window brand I get?

In practice the contractor does. Licensed, insured local window contractors quote the product lines they are set up to order, stock, install, and warranty, which is why two bids on the same house often carry two different names. You can ask what else a contractor is able to order and why they lead with the line they lead with. If a specific manufacturer matters to you, say so before the measure appointment, because it may steer which contractors can bid your job.
